Fully Renovated 3 Bed/2 Bath! Walking distance to the beach or rent a golf cart like the locals! We strive to make your stay at The Beachy House enjoyable and convenient. We provide a variety of amenities for your beach vacation, including a cool cabana, Kan Jam, beach chairs, a cooler, a beach wagon, beach bocce, beach towels, beach blankets, and a variety of beach toys. The house is two blocks, a four-minute walk from pickleball courts, a skate park, a kid's play park, and a baseball field. Arriving early to Florida on your flight? It's not an issue. Feel free to drop off your bags, grab beach towels, and enjoy the afternoon at the beach while the house is prepared for your check-in. Want your pet/fur kids to travel with you? Not an issue! We are a pet-friendly house. Simply add your pet to your booking request and notify us that your pet will be there. The yard is fully fenced and pet safe. Come and relax and enjoy the sand, Florida sun, and waves at the Beachy House.

Noise & City Rules - **Quiet Hours:** 10:00 PM – 7:00 AM (City of Indian Rocks Beach) Please keep noise to a respectful level at all times — we’re in a quiet residential neighborhood. - All guests must follow City of Indian Rocks Beach ordinances (parking, noise, litter, etc.). Property & Security - Exterior security cameras are installed for your safety and the property’s protection. They are **not** used to monitor guests. - A Minut system monitors noise levels, smoke, and occupancy to help keep the home peaceful (your privacy is respected). TVs & Blinds - All TVs use Roku in Guest Mode (Input 1). Your accounts automatically log out when you leave. - Use the TV remote (not Roku remote) to control volume. - Remote-controlled blinds are in the Entry, Living Room, Kitchen, and Main Bedroom — please return remotes to their designated spots. Maintenance & Systems - Landscaper mows weekly or bi-weekly. Please keep the lawn clear and the backyard gate accessible. - AC/Heat: Keep doors and windows closed when the system is running (it auto-shuts off if a door is left open >1 minute). For HVAC issues, contact us immediately. - Trash & Recycling is handled by our service. **Pickup Schedule:** - Trash: Tuesday & Friday - Recycling: Wednesday **Guidelines:** Put bins out after 7 PM the night before. Return by 5 PM on collection day. For extra recycling/large items, use the center across from City Hall. Amenities - Beach gear (cabana, chairs, cooler, wagon, bocce, towels, blankets, toys) is available for your use — please return everything to its proper place after use. - **Bicycles:** The bikes were damaged in Hurricane Helene. Please **do not ride** the remaining one. Bike rentals available at Nekton Surf Shop. Important Notes - **Cockroaches:** Common in Florida, especially after heavy rain. We have monthly pest control. Please keep shower drain covers in place when not in use. Notify us immediately if you see any. - **Dog-Friendly Home:** Occasional pet hair may remain despite professional cleaning. Please keep this in mind if anyone in your group has allergies. Check-Out Instructions Please help us prepare for the next guests (same-day turnovers are common): - Strip all beds - Start a load of laundry (sheets or towels) - Fill and run the dishwasher - Lock the back door (laundry room) and sliding glass door (bedroom) - Lock all windows and close all blinds - Close the door to the plastic shed - Set thermostat to **77°F on Cool** with **Fan Auto** **If it’s trash/recycling day,** please place bins at the end of the driveway. Beach & Local Info - Closest beach access: 0.4-mile walk — Head north on Bayshore Blvd, left onto 15th Ave. - Many restaurants, shops, and a boat launch are within walking distance. Trampoline Safety & Liability - Use of the trampoline is at your own risk. - Children under 18 must be supervised by an adult at all times. - Only one person jumping at a time. No flips, rough play, or jumping off. - By using the trampoline, you assume all risk and release the owners from liability.
